- When you place a request online, you receive automatic e-mail notifications that the request was received and you will hear back from us very soon to discuss fees and appointment times. If you can be as flexible as possible on setting the appointment this will speed the process along.
- Are you providing complete and accurate information about the subject property?
- Having just one number incorrect on the street address can really unnecessarily interrupt an appraisal assignment. And if you have a tax parcel number, plat map number, subdivision name or anything else that uniquely identifies the property, please pass it along. Even a list of recent sales in the area is welcome — though be advised that professional Appraisers must always do their own due diligence on comparable sales, and ours may differ from yours.

- Be sure to let us know about the unique features of this property.
- It's relatively easy to appraise a cookie-cutter house. Most of an appraiser's time is spent analyzing how unique characteristics add to or detract from what otherwise would be a property's market value. When you order your report, let us know if there are unique features of the home or surrounding area -- for example, it's recently had an addition constructed, it's subject to zoning restrictions, it's predisposed to flooding. While these are things that we'll find out on our own, knowing them sooner makes your report arrive without delay.
- Does the homeowner know what to expect?
- Confirming an appointment with the homeowner can be one of the most tedious steps in the appraisal process. Many current homeowners are clearly uneasy with the idea an unknown persons wants to come in their house, look around, and take copious notes. One common belief is that they need to make the place spotless before the appraiser comes by, with the belief that will make the house appraise higher. And will put off the inspection until it is cleaned.
Hearing it directly from you -- the person they have been working with on their loan -- a little knowledge about the appraisal process, who we are, and especially that dusting and polishing won't change their home's value one little bit, and likely decrease the appraisal inspection time.
